When my mother had to move out of her house in Santa Monica, she asked me (her son, who lives in Boston) to make arrangements. I spoke to several recommended realtors in Southern California. Gary Limjap clearly knew more about the Santa Monica market than any of the others.

After 75 years of neglect, the house was very much in need of repair. Nevertheless, Gary put the house on the market at $100,000 above what other realtors said the house would bring. Even then, he said that the market would determine the price of the house.

He posted the house on the Internet, and a few days later, he held an open house over the weekend. Within a week he had almost ten offers.The house was sold for cash at $120,000 over the asking price.

During the entire process, Gary went above and beyond all my expectations, in preparing the house, shepherding the paperwork, etc.  Gary assured me from the beginning that he had arranged several sales for clients from out-of-town and that I would not have to come to Santa Monica. It is a testament to his professionalism, his support network, and his continuing efforts after the sale itself that this was indeed true.

I sold my Brentwood townhouse in early 2013.  Gary Linjap had the listing and we priced it slightly under market.  He had the broker’s open/caravan on Tuesday and by Thursday I had about 10-12 offers, 5 of which were all cash! Gary handled everything with great aplomb and always answered my questions and e-mails quite promptly.  He is the King of Condos as far as I’m concerned.  His follow-up after the sale has been remarkable and steady.  The fact that I have a real estate license which is current but not active helped a bit as I am familiar with residential transactions.  I haven’t used it in so long and there are so many new rules/laws that he had to bring me current with all the details that were not in place when I was active so many years ago.  Now if only I could get him to pay my long term capital gains tax that would be unbelievable!!!
